Purchase Process for a 4-Unit Cluster of Homes with Off-Plan Discounts
1. Initial Inquiry:

A buyer expresses interest in the 3-Bedroom single unit or the 4-Bedroom story unit.

2. Property Selection:

Buyers choose between the 3-Bedroom single unit priced at $185,000.00 (discounted to $165,000.00 before December 15, 2023) or the 4-Bedroom story unit priced at $280,000.00 (discounted to $210,000.00 for initial payment before December 15, 2023)

3. Reservation and Commitment Fee :

To secure their chosen unit, buyers pay a non-refundable committal fee of $5,000.00. This fee signifies their commitment to the purchase.

4. Initial Payment (40%)

Within a reasonable time frame, buyers make an initial payment of 40% of the unit price. For a 3-Bedroom Single Unit, this would be 40% of $165,000.00 and for a 4-Bedroom story unit, 40% of $210,000.00. This payment is made to show serious intent and support the initial phases of development.

5. Four-Month Update Payment:

After four months from the initial payment, buyer makes a second payment. The amount due is determined by the progress of the development. This payment contributes to the ongoing construction and development of the units.

6. Final Payment (20%)

Upon completion of the development and as the key is handed over to the buyer, the final payment of 20% is made. This payment is typically made at the closing stages of construction when the property is ready for occupancy.

7. Off - Plan Discounts:

Buyers who commit before the advertised start date of December 15, 2023, are eligible for significant discounts.

3-Bedroom Single Unit: Discounted from $185,000.00 to $165,000.00.

4-Bedroom Story Unit: Discounted from $280,000.00 to $210,000.00 for the initial payment made before December 15, 2023.

8. Advertised Start Date:

The development is set to begin on December 15, 2023, as advertised.

9. Contract Signing:

Upon payment of the committal fee, buyer signs a sales agreement outlining the terms and conditions of the purchase, including the payment schedule and off-plan discounts.

10. Regular Updates:

Throughout the development process, buyers will receive regular updates on the progress of construction, ensuring transparency and keeping them informed about the status of their investment.
